I'm not a big fan of it either, but I understand why it's happening. VR has a chicken-and-egg problem right now: a lot of people don't want to buy a headset because they think there aren't enough good games, but developers won't invest a lot of time and money into making really high-quality VR games because there aren't enough potential customers.
So Oculus is paying developers to create these higher-quality games and try to attract more people to buying into VR. However, the only reason for them to do that is if it gives them an advantage as well, and that's where the exclusivity comes in.
