    This improvement is being driven almost entirely by food and energy, as the core cpi actually continues to increase. Overall the picture is improving, it'll be interesting to see if it stems the Fed from further rate increases or if the core cpi increase reaffirms the need for continued low rate increases.

    The MoM numbers have been low for a while, being between 0.1 and 0.2 for the last few months. The YoY numbers are just starting to catch up, so that’s going to continue to go down even if we have...

    The MoM numbers have been low for a while, being between 0.1 and 0.2 for the last few months. The YoY numbers are just starting to catch up, so that’s going to continue to go down even if we have some MoM growth.

    Core inflation is pretty sticky but it’s mainly housing.

      And with the roll off and expiration of special covid forbearances, the end of the student loan pause, a rising rate environment making loan refinance and modifications more difficult to afford, I imagine we'll see a ride in foreclosures that helps the supply issue.
