As for traffic, people say similar things about the bay area. They're right, but I've managed to find a location that is less expensive (relatively so) and provides me a 20-30 minute commute by Caltrain. Travel besides to-and-from work will be a chore, but at least much of my life won't be spent on the freeway.
I should clarify that "long term" here probably ends after the next decade. Really it's just my next step. So if I can find a similar location in the Seattle area to keep my commute tolerable I'll be content with renting until 2030. Eventually it seems like the best idea may be to move to a low cost of living area and work remotely. There I can actually afford a house.
Good thing I love the rain. Long term plan is Seattle.
