A real good friend of mine had 4 rental properties when he was alive. He enrolled all of them in section 8/HUD housing. He knew that he would always get paid and he liked that the tenants had incentive to take care of the property because they were kicked out of the program if they caused too much damage. I asked him about the red tape and he said that there were 2 main things he had to do: not discriminate against who moved in and he had to repair things promptly. He wasn't a racist so that wasn't a problem. He also said he didn't want to be a slumlord, he wanted to know immediately when things were broken so he could fix them.
That pesky "red tape" is there for a reason. I'm afraid if they do cash assistance instead of a voucher than there will be more slumlords taking advantage of an already vulnerable population.
I agree it is a risk. The current situation where people end up homeless is not great either.
I usually hear the opposite. Section 8 renters are dirty and trash the place and that's why landlords don't want to be for section 8. This is a very different perspective and a good one! Thanks!
It's unfortunate that the laws and regulations we create for the betterment of humanity have to be based on the lowest common denominator or most malicious actor. I don't know that there isn't another way, but it sucks that our systems are designed that way now.
But if the population has the cash in hand to rent whatever apartment they want, are they as vulnerable?
