Both states have programs for first time homebuyers, but our incomes together prohibit us from qualifying, whereas separately we both qualify.

Would it be considered fraud if I were to apply for one as myself, get the house in my name, but we both pay on it? I can't find anything on either page about it, but obviously we are not legally married.

Typically they come with a 5 year warranty out of the box. You register them to get the extended warranty of 10.

Mind you this applies to change outs as well, a reputable installer will register your equipment for you, but I've been to houses where the last company didn't, and I'm the one who gets to deliver the news.

    !!!!! HVAC warranties!!

So most companies have 10 year warranties on their equipment if it's registered with the manufacturer, HOWEVER that warranty does NOT apply to the house, it applies to the purchaser.

You have to have the warranty transferred to your name, typically within 30-60 days (depends on the manufacturer) otherwise your equipment will default to the factory standard 5 year warranty.

Some manufacturers have nontransferrable warranties, like Lennox, but many don't! If the equipment is over 10 years old this won't apply, but I wanted to let you know just in case!

In regards to "attention span," I agree with you. I read about a thousand pages a week give or take. I can absolutely sit and read something if necessary.

However I find too many lengthy comments here are done so for self indulgence, and not to make a point.

We could really start with cutting out rhetorical questions, those get overused a lot.

Quick question about manufactured homes, you said

you will need to arrange something with the contractor you hire to install the home.

Would that be separate from the manufacturer or dealer you buy it through? I would have expected that to be included in the cost of buying the house (specifically the installing of the home, not the garage).

So I'm looking to get out of apartment living in the next couple of years, so I browse housing listings semi-frequently just to get an idea of what's out there and what I can expect cost wise.

My boss made an offhand comment about buying a lot and getting a prefab installed on it, so I started looking into it, but I came back with a lot of questions.

    1. Home builders seem to have preset floor plans. Every time I try and find a prefab house, all I can find are blueprints for purchase. Do you find a plan you like and then find someone to build it?

    2. Home builders I find all build giant houses. I always see comments online about how "Builders can't build affordable homes because of red tape," but I don't understand how that means they can only build 5B/3Ba houses. I cannot find anyone that has preset plans for a 2B house.

    3. How much about getting a lot "ready" would be up to me vs a builder? Is that gonna depend on the builder and what they offer? Is that all done out of pocket, or would that be included in the construction loan?

For reference, I'm in Atlanta, though I imagine a lot of these answers will be "It depends on the builder."

He likes historical warfare. WWII, the Roman Empire, ancient China & Japan.

    ...

Unfortunately that's about all we had time to discuss. He hasn't really picked up a book since high school. I don't read historical fiction, I'm a science fiction / fantasy kind of guy, so I'm kinda hopeless on what's out there. I don't even know if he'll read it, but he asked if I knew of anything and I said "No, but I know some people that might."

The GPS doesn't prevent you from reading the height clearance sign. That's your own ineptitude.

Fuck, we got a guy that like 10 years ago, accidentally set off the sprinklers in a high rise condo. Literally 100s of thousands of dollars in damages.

He still has a job lol. That's what insurance is for.

The sheer quantity of hoops and hurdles to getting your license and degree are not commensurate with the pay offered.

This is why I stopped pursuing being a teacher.

I wanted to teach high school government / social studies. After just a couple years of college in a teaching program, the amount of shit I would have to do for the pay I would get, and how much work I was already doing, I realized wasn't worth it. I dropped.

I went to a trade school, spent 10 months there, three years later I'm in my own vehicle and make 85K a year. I'd have been lucky to make half of that as a teacher.

I still like the idea of teaching. I'm already the go-to guy to train newbies because I'm great at giving instruction and explaining things to people who have zero knowledge of what I do. Maybe one day I'll be an HVAC instructor at a trade school, that's kinda the route I think I'm gonna go when I get older.

Got a new guy shadowing me for the past couple of weeks (HVAC).

Yesterday we were at a 3 system AC check (rooftop package units with a 30 ft ladder to get up).

We were on the last unit, numbered 1. Thermostats were off. Jumped out R & Y (AC terminals) and the compressor and outdoor fan started, but not the blower. Pretty normal, realize there is no blower terminal to jump though.

Go back inside, turn the two units we're done with back to their original settings, and set the thermostat for unit #1 to AC.

Except that isn't what happened. At some point I forgot the Unit # I was working on. So I set the #1 thermostat back to what it was. Blower on, system off. I turned #3 onto AC full bore.

Go back up, turn power back on to #1, and the blower starts but no AC. After 30 minutes of pulling my hair out trying to figure out where the hell I lost my AC signal, and the new guy following me around, I finally walked past #1's thermostat and then it fucking hit me.

At least he was having a giggling fit the rest of the day.
